2010 General Assessment - Business Assessment
On November 13, 2009, the 2010 Business Assessment Notices were mailed to all businesses in the City of Winnipeg. The deadline to file an appeal with the Board of Revision is December 4, 2009.
The 2010 Annual Rental Value reflects the average net market rents among similar business premises. It includes the comfortable costs to occupy the space which consists of heat, hydro, water and air conditioning where applicable. The 2010 Annual Rental Value is based on a reference date of April 1, 2008, and is indicative of what the rental market and costs were at that time.
On average, Annual Rental Values have increase by 24.4%. Although the 2010 Annual Rental Values will be used for taxation purposes in 2010, please keep in mind that a change in the Annual Rental Value does not necessarily result in a similar proportionate change in business taxes.
As part of the City of Winnipeg 2009 Operating Budget adopted by City Council in March 2009, a Small Business Tax Credit program was created which provided a tax credit to a number of qualifying businesses.
Since the City’s 2010 Operating Budget will not be considered by City Council until March 2010, information about the continuation of a Small Business Tax Credit Program or the setting of the 2010 business tax rate is unavailable at this time.
